Traditional Tenancy
This is a modern three year tenancy agreement without complex onerous connotations.
Rents are competitive and based on factors such as the pubs location, trade and facilities and should you wish to leave, the tenancy agreement has the benefit of a clearly defined exit route without penalties.
This is the preferred choice for the majority of our licensees. It offers a relatively low outlay to enter the agreement with a deposit required, plus sufficient funds to purchase the stock and glassware. A fixed 3 year term plus security of tenure if you wish to make a longer term commitment.
Applicants will be required to attend our induction course amongst which topics such as licensing law, Health and Safety, and marketing will be covered.
Summary
Term: 3 yearly with an option to renew for another three years.
Rent: Open market rent with R.P.I. linked reviews every year.
Repair: The Landlord repairs the main structure and is responsible for external decorations.
Tie: The tenancy is subject to a full tie.
Notice Period: 6 months at any time.
Security of Tenure: Landlord and Tenant Act Protected.
Alienation: Non-assignable.
